We were watching Philippine Realty TV last night, and the topic was about real estate. Since I found the show to be informative enough, I took down notes. I'm sharing what I have learned to you.
The 5 A's in Acquiring Real Estate
1. Availability
The property must be readily usable, with no illegal occupants, no court case, no mortgage.
2. Accessibility
Inspect the basic utilities that you need. Water services, electricity line, telephone service, internet (this one is a must-have for me!), and cable. Even the signal strength of mobile phones must be checked. Also, take note of the accessibility to public transport, hospitals, schools, and police stations.
3. Adequacy
If you're planning to have a swimming pool, or a nice lawn, perhaps a garage big enough for two cars, make sure that what you're buying is enough for what you need.
4. Acceptability
Some people take into consideration the feng shui property of the lot. Others even check the shape of the lot and the orientation. In my case, I prefer that the main entrance and the masters bedroom faces east. Also consider the neighborhood if it is peaceful enough or quiet enough.
5. Affordability
Finally, the price of the property will be the biggest consideration. If you can't have the lot at a lower price, at least ask for the selling / payment terms. Don't forget the taxes that should be paid before the title gets transferred to your name!
